Pet Policy

About 70-75% of renters have pets these days however not many understand that have pets in a rental is a privilege. Renters must follow pet policy’s set by the owner of the property. Owners have full digression to allow pets or not allow pets as they see fit.

Some properties allow no cats, but allow dogs or vise versa. There may be a weight limit or a number of pets allowed limited. The owner has full authority to deny any pet at any time during the rental term.

All rental properties where owners carry insurance are also subject to breed restrictions. Those breeds include Pit bulls, Rottweilers, Doberman, Husky, Chow Chow, wolf hybrids and any mix of these breeds.

The pet fees required are due before a pet enters the home, after a pet application is completed. Pet fees are nonrefundable and range from $275-275 per pet. There is also a annual pet inspection fee of $150 due at move in and every renewal thereafter. This fee covers our office coming to the property every 6 months to look specifically for pet related damage.

The pet application is required for all animals, even those claimed to be support animals/service animals. The application will ask for proper, legal appropriate, documents for the service animals. None of the information the pet application asked for violate the any laws. The point of the pet application is to filter out people claimed to have “bought” support animal certificate. Nothing available online is a real legal document. Support/service animals can only be prescribed by a licensed physician.
