What is ‘Fair Housing’ and ‘Equal Opportunity Housing’ ?

Part of the benefit of a having a professional Property Manager for your home/investment properties is following Equal Housing Opportunity requirements and Fair Housing Guidelines. Many private landlords want to only rent to military people, or people with no kids, only married couples, etc. That is a blatant Fair Housing Violation. You cannot discriminate against people in those ways.

The best tenants are those who qualify on the application with no issues. This is where BPM supersedes others in placing tenants. Our applications requirements are very strict. See our Application Process page on the website. Here are the highlights

  • – No combined income unless legally married. This includes life partners, common-law couples, and engaged couples.
  • – No combined/averaged credit score unless legally married.
  • – A co-signer must qualify on ALL portions of the application, not just the credit or income.
  • – Everyone over 18 (including children who are there part time, or will not contribute to rent) MUST apply and be approved.

One of the biggest problems Self-Managers face is following the laws and knowing Owner rights and Tenant rights. Both are equally important and require special legal knowledge that BPM staff have.

The Fair Housing regulations go beyond placing a tenant. The lease wording is very important and maintenance issues must be addressed accordingly as well.
