Targeted Marketing – Online search engines are the fastest way to get your property noticed, and by the right kind of tenants. Your property will be advertised on multiple websites, including military housing websites, MLS, national sites like Zillow, Realtor.com, and more.
Property Showings – Your property will be set up with an advanced lock box system. No appointments are needed for potential tenants to see your listing. Our system will pre-screen viewers before they enter the property. Follow up emails are sent to all viewers to receive property feedback and info on how to apply.
Multiple Pricing Options
Leasing only – We will advertise, show and secure a qualified tenant for your property. Includes professional photos and a video, lock boxes, signage, deposit facilitation and a binding lease agreement.
Full Service Mgmt – Includes all Leasing services, plus rent collection, maintenance coordination, direct deposit payments, monthly and year end owner statements, property inspections, vendor discounts and compliance with FL laws.
Premium Service Mgmt –Includes both Leasing and Full Service, plus an all-inclusive fee structure, you owe nothing but your monthly commission of $199 or $209 for properties above $2000 a month in rent. Insurance claim coordination, annual tax document preparation, no lease renewal fee, and no initial set up costs for already occupied properties.
Multiple Property Discounts
Owners with 4 or more properties are offered a discounted monthly commission fee.
Active Duty Military Discounts
Leasing Fee Guarantee – Never pay more than one leasing fee in a 12 month period. If a tenant leaves early, we will cover the cost of finding a replacement tenant for your property.
Not valid for military tenants who received orders out of area.
90 Day Money Back Guarantee – If you are not satisfied if our services after 90 days under Full or Premium Service mgmt, you can end the agreement with no penalty and get your monthly management fee returned.
Cancellation Guarantee – No long term contract is signed. You can terminate your agreement at any time. No buy out fee, no hassle!

Rental history is verified for compliance and consistency. We will also verify ownership of prior residences.
Income requirements for all properties 3 times the monthly rent in gross income. We do not combine income for roommates, or for non-married couples.
Allowing pets? We will require a pet application to be completed before an animal can visit or live at the property. A non-refundable pet fee is required and bi-annual pet inspections are completed, these are at no cost to the owner.
Convenient Access – Every owner receives an Owner Portal which allows you to see property inspections, make property contributions, view owner statements, leases, and more.
Monthly Owner Payments- Receive your funds fast with direct deposit or you can opt for a paper check.
Monthly Owner Statements- See what is happening at your property, get itemized reports of payment history, repairs made, and upcoming bills due.
Annual Property Inspections – Every property is inspected annually at the time of renewal. This inspection includes photos and notes about conditions of flooring, paint, minor repairs needs, and how you property is cared for by the tenant.
Additional photo inspections available for $99 per property.
Preferred Vendor Discounts- Don’t worry about getting overcharged for repairs, or making sure they are done correctly. Our database of licensed and insured vendors are highly qualified for their work, complete it fast and effectively.
